Real Estate Market Update: King County – October 2021

The market has remained pretty steady over the last few months, we’re seeing some seasonal slowing on homes that are outliers (homes just a little bit out of town, or higher priced than their surrounding homes). This is totally normal, what isn’t normal is just how busy/hot the market continues to be.

Our pending sales are steady, they’re down a hair, but so were the number of listings. Active single-family home listings in King County are down almost 30% versus this time last year. We’re running at roughly 12,000 new listings and 12,000 pending sales, and we’re expecting the number of new listings to drop. There is about a three-week inventory buffer. It is still very much a seller’s market.

We are still helping buyers find their dream homes, but it isn’t easy. That said, it is a really good time to jump in and buy – rates are still low, and there isn’t the spring rush madness.

We sound like a broken record, but we still think that we will have a really strong Spring 2022.
